We are currently looking for a CONSTRUCTION PROJECT MANAGER (OWNER’S REPRESENTATIVE) with experience managing construction projects for industrial facilities. Your main mission will be to act as the Owner’s representative and main point of contact throughout the execution of an industrial warehouse complex with a budget of several million euros. You will be primarily responsible for defending the company’s technical, financial, and strategic interests, ensuring that the general contractor, the site supervision team, and all other subcontractors strictly comply with the established quality, budget, safety, and delivery deadlines.
What will your main RESPONSIBILITIES be?:
- Comprehensive site supervision and control, leading progress meetings and ensuring alignment among all parties involved (Site Supervision/Technical Direction, Main Contractor, Subcontractors).
- Validating and certifying construction progress, monitoring budget deviations, managing change orders (contract variations), and negotiating potential penalties or contractual claims.
- Rigorously auditing the Gantt chart and the contractor’s milestones. Implementing immediate corrective measures in the event of execution delays.
- Overseeing the proper integration of critical industrial installations (HVAC, medium/low voltage, fire protection systems, utility networks, automation, and internally developed energy devices).
- Coordinating with public authorities, utility companies, and inspection bodies (OCs) to obtain all required environmental, activity, construction, and sector-specific permits and authorizations.
- Ensuring that materials and construction processes meet the project’s quality standards and that occupational health and safety regulations are strictly followed.
- Leading the Commissioning phase (functional testing of the facilities), managing the punch list, and overseeing the final handover of the buildings to operations/production.
We’re looking for candidates with:
- A Bachelor’s or Master’s degree in Industrial Engineering or Civil Engineering.
- Negotiation skills, strategic vision, and the ability to anticipate technical or financial risks on site.
- PMP (Project Management Professional) certification or training in Lean Construction/BIM methodologies highly valued.
- 5–8 years of minimum experience managing large-scale industrial construction projects (logistics warehouses, production plants, or industrial complexes >€5M), having specifically held the role of Owner’s Representative or Project Manager for industrial building projects.
- Strong command of construction cost management and control (budgets, progress certifications, life-cycle costs).
- Solid knowledge of the Spanish Building Regulations Act (LOE), the Technical Building Code (CTE), and industrial facility regulations.
- Expert use of project management and design software (AutoCAD, MS Project, Presto, and BIM/Revit platforms for model review).
- Fluent English (B2/C1) required if the contractor or facility technology providers are international.
What do we offer?
- A permanent contract on a solid industrial growth project with major territorial impact.
- Competitive salary based on experience.
